The final draft master plan for Juniper Ridge has been completed after about 18 months of diligent work.  Please use the link below to view a summary of the final draft plan.  This master plan covers 1,500 acres of City-owned land located at the north edge of Bend, east of Hwy. 97 and north of Cooley Rd.  Phase 1 of Juniper Ridge consists of about 500 acres that was annexed to the city early in 2005.  Phase 2 is likely to be brought into the urban area in stages as Phase 1 is developing.  A series of design workshops and four public open house events were held in 2004-05 to generate ideas about what the Juniper Ridge Master Plan should look like.  Input from the City Council also guided development of the plan.  Three alternative drafts were prepared during the summer of 2004.  The final draft plan contains elements of all 3 alternatives.  The master plan has been received by the City Council, but may be modified further before formal adoption.  Additional opportunities for public input will be provided before the master plan is adopted.

The plan calls for a focus on employment uses in Phase 1, with a combination of light industrial and technology-oriented businesses.  The Phase 2 area contains space for a future educational facility, including a university campus with academic programs that would support the research and development uses in Phase 1.  Phase 2 also proposes a broad mix of residential, commercial, mixed-use, and open space uses.

Development activity is expected to begin on Phase 1 during 2007.  Major public facility improvements such as construction of streets and extension of water and sewer services will be needed to support new construction.  Early in 2006 the City will be selecting a master developer to act as a partner in refining the draft master plan, addressing infrastructure needs, and undertaking development activity.
